PRICE REDUCED - HOUSE DETAILS

Price is $245,000 / negotiable

The house has 3 bedrooms, 2 upstairs and one master bedroom downstairs.

There are 2 bathrooms, one on each floor, both have a tub and shower unit with sink and toillet.

The lot is .9 acres, making a triangle with the river, road and field.

The house frame is from the 1890's but in 1992to 1995 it was totally redone. I purchased the house in 1998 from the carpenter who did the remodeling.

The house includes a wood stove, laundry machine, new oven /range, dish washer, refrigerator and curtains.

The septic was cleaned out fall 2013, a routine cleaning with no problems.

the Furnace has been cleaned every year.

The heat is oil with baseboard forced hot water. With the position of the house the sun adds a lot of warth in the winter and the wood stove heats the entire house when you are home. I only fill the oil tank maybe 4 times a year,  100 gallons per delivery.

The downstairs has 2 heating zones, thermastat in the living room and one in the bedroom.

The upstairs has seperate electric baseboard heating units. I've only used them a handful of times to make sure they are working properly but did not leave them on long.
